Fall can really wreak havoc on a home. From leaves filling gutters to pests looking for shelter from the cold, your home takes quite a beating in this beautiful season. Here are some tips from Home Inspections OKC to help get your home, and your wallet, through Fall.

Seal up Windows:

Heating and Cooling can account for up to 47% of a home’s energy costs. Proper sealing and insulation of your windows can reduce your annual energy bill by up to 10%! Air leaks in your windows and doors can be found be running your hand over these areas and feeling for drafts. Holes and gaps can be filled with Caulk to help better seal your home. Keeping cold air out and warm air in, or vice versa.

Check and Clean your gutters:

Keep your gutters clear of debris to keep them in working order. If your gutters can accommodate them, consider adding leaf guards to make the job easier. Don’t forget to check the corners of your gutters as this can hide blockages that keep your gutters from working properly. Clearing out debris like this also give pests fewer places to hide in your home.

Have your Chimney Inspected before you use it:

There’s nothing like the crackling of a real wood fire in Fall and Winter. Just be sure to have your chimney checked and cleaned before you use it this season. Burning wood creates a by-product known as Creosote. Left unchecked it can build up to dangerous levels and cause a very serious chimney fire. In addition, chimney’s can become clogged and not vent smoke properly causing smoke damage and potential carbon dioxide problems.

Home Inspections OKC: Why Worry About Ice Damming?

Home Inspections OKC: Keeping homeowners informed

We’ve had a slower start to the winter than in previous years, but that doesn’t mean that the ice storms aren’t coming and when they do you’re going to want to be prepared. When icicles start forming they may not seem like that big of a deal, but to a trained eye like someone at Sharp Shooter Home Inspections OKC, we know it can be pretty significant for your roof. If we see ice dangling from the roof we start checking for ice damming.

Home Inspections OKC can tell you that ice damming is a common occurrence in Oklahoma when homes don’t have proper attic ventilation. As a result of improper air flow, warmer areas in the attic causes snow to melt despite the colder outside temperatures. Then, the melted snow becomes ice which accumulates at the edge of the roof near the gutters or soffit creating a wall.

The problem that ice damming creates is water build up as more snow, ice, and rain comes in behind the ice dam. The pool of water becomes too heavy for the roof and can start to leak inside the home. Of course, Home Inspections OKC probably doesn’t have to tell you that leakage in the home isn’t ideal, but just know that if water is allowed to leak into a home for too long it can create damage on the walls, ceilings, insulation, floors and more.

Of course, safety is number one in our book. As your Home Inspections OKC expert we have to tell you that performing ice damming removal alone is very risky if not done properly. To avoid personal injury, we warn homeowners to never walk on a snow covered roof!

It is highly suggested that you contact professionals with the proper equipment and roofing experience to do this for you. If ice damming is an issue for your roof, you may consider looking into getting some proper attic ventilation for the future, as well.

If you’re selling your home, or buying one, and you would like to know more about Home Inspections OKC services or whether or not you have ice damming issues please don’t hesitate to give me a call!
